A look at the four real reasons coated floors fail, every one of which is preventable. Written from the perspective of installers who have ground a lot of failed coatings off Chattanooga slabs.
Every peeling, lifting, or chipped floor we have ground off a Chattanooga garage has had a specific, identifiable cause. The product on the can is almost never the problem. The pattern is consistent across hundreds of failed jobs we have torn out and replaced. Understanding the four real failure modes is the best way to make sure your next coating is not on the same path.
This is the number one reason garage floor coatings peel. Concrete bonds to resin mechanically. The resin has to grip into the open surface profile of the slab. If the concrete is sealed, smooth, dusty, or coated with old paint, the resin has nothing to grab onto. Acid etching, the prep method recommended by most hardware-store kits, opens the surface profile only minimally and not consistently. It leaves residue, it does not handle existing coatings, and it cannot fix slick troweled concrete.
Diamond grinding is the only prep method that reliably produces a bondable surface. The grinder is a heavy machine with diamond-impregnated metal segments that mechanically open the concrete profile to a consistent grit profile. After diamond grinding, the slab looks rougher and slightly lighter in color, and the resin bonds to it the way it is supposed to. Floors prepped this way do not peel.
This one matters more in Chattanooga than in drier climates. Concrete is porous. Water vapor moves through it constantly, driven by humidity gradients between the soil under the slab and the air above it. In humid subtropical climates like ours, that vapor movement is significant. When you put a coating on a slab that is emitting too much moisture, the vapor pressure builds under the coating and eventually pushes it off the floor. The failure looks like blisters or whole sections lifting in irregular shapes.
The fix is a moisture test before coating. We use either a calcium chloride test or a relative humidity probe to measure the slab's moisture status. If the reading is in spec, we coat. If it is high, we use a moisture-mitigation primer that bonds to damp concrete and creates a vapor barrier under the finish coats. Skipping this test is gambling against Chattanooga humidity.
Hot tire pickup is when a coating softens under hot tires sitting on the floor and then lifts as the tire cools and contracts. The failure looks like crescents or strips of coating that have peeled up exactly where the tires sit. The coating is still bonded everywhere else. Two factors drive it. First, a weak or thin product, like most hardware-store kits, which softens too easily when warm. Second, weak adhesion, usually from poor prep, which means the coating is barely hanging on in the first place.
The prevention is the same as for everything else. Real diamond-ground prep, professional-grade resin, and a quality polyaspartic or polyurethane topcoat that has the heat tolerance for a Chattanooga summer driveway.
The garage floor epoxy kits sold at hardware stores and home centers are not the same product as a professional installation. The resin is thinner, the cure is weaker, the topcoat is usually skipped or built in to a single coat, and the prep instructions cut corners on every step that costs labor. The result is a finish that may look okay for six to eighteen months, then starts shedding around the door and along the wheel paths. For homeowners who try the kit route and end up calling us a year or two later, the answer is almost always to grind everything off and start fresh.
Diamond grind to fresh concrete. Test for moisture. Use a moisture-mitigation primer if the slab calls for it. Install commercial-grade epoxy and polyaspartic resins, not kit-grade products. Topcoat with UV-stable polyaspartic that tolerates hot tires. That sequence is not a trade secret. It is the standard professional approach. The hard part is the discipline to do every step even when the customer cannot see the difference between an unground and a diamond-ground slab on quote day. Three things separate a Chattanooga installer who builds floors that last from one who does not. First, they grind, every floor, every time. Ask them. If they hedge or talk about acid etching, walk away. Second, they test for moisture and write the reading on the job sheet. Third, they install full systems with a proper polyaspartic topcoat, not single-coat epoxy with a thin sealer. The price will be higher than a kit, lower than you might fear, and the floor will outlast almost everything else in the garage.
