What Concrete Floor Repair Covers

A coating is only as good as the concrete underneath. Before any resin goes down, the slab has to be solid, dry enough, and flat enough to bond. That is where concrete floor repair fits in. We chase open structural cracks with a crack saw, vacuum them clean, and fill them with a structural polyurea that bonds to both faces of the crack and cures hard enough to overgrind flush. Control joints are addressed based on the floor and the homeowner's call. Pits, spalls, and divots get patched with a polymer-modified cementitious product. If the entire slab is badly pitted, we can apply a self-leveling overlay that produces a fresh, coatable surface across the whole floor.

Why Chattanooga Slabs Crack

Concrete shrinks as it cures. Even well-poured slabs develop hairline cracks over the first few years, and Chattanooga's freeze-thaw cycles, soil movement, and the occasional dropped object can grow those cracks over time. Older garages in neighborhoods like Red Bank and Brainerd often have a settled corner where the slab has dropped a quarter inch or so. Newer construction in Ooltewah and Cleveland tends to show shrinkage cracking from poured-too-fast concrete. None of this means the slab is unusable. It just means it needs proper repair before you put a $4,000 coating system on top.

Resurfacing a Badly Pitted Slab

When pits and spalls are scattered all over a floor, point patching becomes inefficient. In those cases we resurface the slab with a polymer-modified concrete overlay applied at a quarter inch to half inch depth. The overlay bonds to the prepared concrete below, cures hard, and gives the next system a fresh, flat substrate to bite into. We have used this approach on shop floors in East Ridge, older garages on Signal Mountain, and a number of basement floors across Hamilton County.

Pricing

Concrete repair is priced per crack, per joint, or per square foot of resurfacing depending on what your floor needs. Most garage repair work that runs ahead of a coating job adds $200 to $800 to the total. A full slab resurface adds significantly more and is usually rolled into a single coating quote.
